SCOPE:  Retained as an expert consultant to execute a critical operational rescue and provide owner’s representative oversight for a premier luxury coastal development operating under a hybrid condo-hotel rental model. The strategy focused on performing an aggressive spatial and plan audit to reconcile severe budget and specification failures missed by the project's purchasing agent and design team. Most notably, intercepted a critical asset mismatch where the purchasing agent had budgeted for 86 keys instead of the property’s actual 78-room layout. By meticulously cross-referencing specifications against scaled plan-sets, successfully isolated numerous designer discrepancies—including furniture that did not physically fit, blocked doorways, and conflicting sheet-to-sheet finish callouts. Actively coordinated with the design firm to rectify these errors prior to purchasing, ultimately being commissioned by the ownership group to personally mark up the final finish plan-sets to ensure flawless on-site execution.
